Tenancy Agreements
Tenancy agreements can vary; we will explain to you the differences and help you to arrive at the best type of tenancy agreement to meet your requirements. We can also guide you through the complex legal processes to ensure that your agreement complies with all of the latest regulations.
Inventories
We recommend and can organise an inventory of household contents together with a schedule on the condition of the property. The Inventory is used to assess the condition of the property and its contents at the end of the tenancy agreement, and ensure that our clients get fully remunerated for any deterioration in their condition.
References
We will handle the whole referencing procedure by obtaining all of the necessary references on your prospective tenants. We will also offer you advice on whether or not we think the tenants are suitable. Ultimately the final decision lies with you.
Taxation
Rental from the property is subject to tax. If you are a resident in the UK, you should declare rental income on your tax return, but you will be allowed certain deductions (we can advise) before paying tax.
If you are living outside the UK, we are obliged to retain and pay over to the Inland Revenue a proportion of your rental income. However, such deductions can be avoided by obtaining a certificate from the Inland Revenue to receive rent gross of tax. We can provide more detailed information on this, together with additional tax advice if required.
Collection of Rents and Accounts
We collect all rentals on behalf of our clients and then pay them directly into your designated bank account. In the event that rental payments are not received from your tenant, we will advise you, then confirm the best course of action in order to collect your outstanding money.
Tenancy Matters
When the tenancy period draws to an end and we have established your plans for the property, we can coordinate the future marketing of the property, check the inventory and, where appropriate, make deductions from the tenant's deposit.
Property Inspections
On all the properties that Nicholas fully manages, we carry out internal and external inspections on a quarterly basis. We follow up these inspections by sending our clients a report containing all findings and recommendations.
Repairs and Maintenance
For any necessary repairs or maintenance that are required, either as a result of our property inspection or otherwise, a quotation will be sent for client approval. All the quotations that we obtain for our clients are sourced through our local business partners, all of whom have an excellent track record of providing the highest standard of service to our clients.
